What’s the biggest shift you’ve seen in Hamptons real estate over the past year?

This year I’ve been dealing with multiple buyers whose main focus is proximity to the city and ease of commuting.This has brought many buyers to look at opportunities in the greater Westhampton Beach and Quogue areas.

What’s one hidden gem neighborhood Out East that most buyers overlook?

When I have buyers looking for both great value, quiet country living, and proximity to the city, I have been taking them to tour the Moriches. It’s been undiscovered for many part-timers and weekenders, but it’s a thriving year-round community that is made up of open farmland areas, as well as beautiful bay fronts and inlets for boaters.

What’s your personal philosophy when preparing a home for market?

I go by the “first 30 second”rule, which I describe as what will be the buyers immediate and lasting emotional and psychological impression they take in the first 30 seconds—including the lighting, music, scent, and visual effects.

If you could own anyproperty in the Hamptons,what would it be and why?

I’m always eyeing water front opportunities in my area. I love big open sky and water views, and I’d love to restore a project on the water. There’s always great potential for a nice return on investment with a waterfront opportunity.
